Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The plans to close the Kallang Basin and St Wilfred sports centers for redevelopment are well-timed, given that both sites are substantially older compared to many other sports facilities, notices Eugene Lim, key executive officer at ERA Singapore. “It makes good sense for the places to pave the way for far better land use, especially given that they are situated fairly near to the city centre,” he adds.
Meanwhile, the St Wilfred Sport Centre is a 10-minute stroll from Boon Keng MRT Station. It is located close to St George’s Road, wherein many of the remaining HDB apartments date back to the 1980s, according to Lim.
Lim believes that future Build-to-Order (BTO) ventures at the site might be marked as Plus flats due to their closeness to town and services. Plus flats have tighter resale constraints compared to Standard category flats, including a much longer minimal occupation period of 10 years and limitations on renting out the flat.
Residents will definitely have connectivity to a brand-new Sport-in-Precinct center in nearby Kolam Ayer, which is scheduled to start at the end of the year. On the other hand, plans to introduce housing project at the two sites are currently being researched, according to the companies.
He predicts the future BTO project at the site can feature a mix of 2- to four-room apartments. “The close-by sites have a plot proportion of 2.8, and assuming a the same plot ratio, we may see some high-rise BTO condos, potentially approximately 36 floors,” he adds.
The Kallang Basin Swimming Complex spot is within walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim indicates that a lot of the general public real estate blocks in the Geylang Bahru area were established in the 1970s, showing a need for new advancements that will certainly revitalize the area.
The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre will discontinue functions completely in the second part of 2025. On June 13, URA, HDB and Sport Singapore mutually declared the closing of the facilities upon their rent expiries. The Kallang Basin facility, established on Geylang Bahru Lane, is going to close on Sept 1, and the St Wilfred center on St Wilfred Road is going to close on Oct 1.
