Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore
Johor is benefitting from significant plan and framework catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier on this year, is projected to bring in significant financial investment and trade circulations. Meanwhile, the RTS Link, connecting Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border trip to just 6 mins.
” Homebuyers here are discerning and think long term,” stated Gerard Soosay, Sunway Property Ceo (Southern Area). “Johor Bahru’s appeal is real, yet expectations are higher: communities have to be risk-free, connected, and adaptable to cross-border lifestyles. That is the standard we are building in the direction of. Our duty as Malaysia’s Master Community Developer is to fulfill this evolving landscape with a long-term sight, co-investing in the areas we build and staying true to our promise of being With You For Generations.”
Sunway Majestic notes Sunway Property’s first property development in JBCC and the city center’s first SOHO flats. Sunway Majestic has 1- to 3-bedroom SOHO units starting off at RM400,000, with the choice to customise under Sunway Property’s special Design to Own concept. This rate point sits well within the range looked for by 72% of surveyed buyers (RM1 million and below), the Sunway press release states.
Sunway Majestic is also portion of Sunway Property’s The BIG Deal campaign, featuring 16 Signature Projects and New Launches throughout Klang Valley, Johor, Ipoh, and Penang. Ranging from now till Nov, the campaign provides RM10 million in revenue rewards, alongside special packages and buyer rewards.
Sunway Property has introduced Sunway Majestic, its primary project in Johor Bahru City Centre (JBCC) and the city centre’s very first SOHO condos. With estate period, a location simply 3 km from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and next to Sunway Commercial Square, the property is logically positioned for both own-stay buyers looking for city-centre convenience and investors aiming to record cross-border leasing need.
Buyers to day mirror Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of which 60% work inside Singapore). Purchases are primarily for own stay (70%), with 30% for financial investment.
The property development features multi-tiered security systems. Connectivity is improved with a dedicated transport services to the RTS, a pathway link to Hutan Bandar, and access to neighboring shopping malls, academies, and healthcare amenities. It is adjacent to Sunway Commercial Square, a retail center for shopping and dining to be handled by Sunway Malls.
According to a private research study by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest in Johor real estates, almost half (48%) of surveyed property seekers are considering Johor Bahru for their next purchase– 83% of whom currently own property in Singapore.
